We have learned that there are many niches to Real Estate investing that work such as short sales, singly family versus multi-family investments, etc, etc. What we have done is identified the fundamentals of what makes a Real Estate market rise and fall and put together a forecast based on Job Growth, Local government incentives to attract jobs, population growth, the rise and the fall of building permits being pulled, the absorption rate, the days on market, the affordability index and the list goes on and on. Very clear pictures emerge about markets. We then work with local builders, re-devlopers, wholesalers, etc to create great cash flowing properties in markets that are poised for rapid and sustained growth.
